Living on Wamplers Lake

Wamplers Lake shoreline and clear water in the Irish Hills, Michigan

780-Acre All-Sports Water

Wamplers Lake gives you true all-sports water for pontoons, wakeboarding, tubing, waterskiing, and sailing in the summer, plus panfish, bass, and pike fishing year-round. Around 650 households sit on and around the lake, with lively summer sandbars and a quiet year-round neighborhood pace once docks come out in the fall.

Walter J. Hayes State Park

The eastern shoreline is anchored by 654-acre Walter J. Hayes State Park (1220 Wamplers Lake Rd), dating back to the 1920s with a large sandy swimming beach, shaded picnic areas, fishing pier, public DNR boat launch, and a small-boat channel under M-124 to 100-acre no-wake Round Lake.

Jerry's Pub & Downtown Brooklyn

Dock your boat for lunch or dinner on the south shore at Jerry's Pub & Restaurant (650 Egan Hwy), a lake staple for over four decades. You are also five minutes from groceries and hardware in the Village of Brooklyn, Hidden Lake Gardens, and Walker Tavern on US-12.

What a Builder Checks on Wamplers Lake

Unlike a subdivision built in a single decade, Wamplers Lake blends early-1900s converted summer cottages, 1970s lake ranches, and custom year-round homes. Before I spent 14 years in real estate with ERA Reardon Realty, I spent about 30 years in lumber, building materials, and home building. Here are the four things I check first on a Wamplers Lake showing:

  • Group (1)

    Seawalls & Shoreline Exposure

On a nearly 800-acre lake, wind fetch and winter ice push are real forces. Look closely at poured concrete, corrugated steel sheet piling, or fieldstone rip-rap seawalls for bowing, cracking, soil washouts behind the cap, and how the neighbor's wall ties in.

  • Group (1)

    Low-Pitched Cottage Roofs & Crawlspaces

Many older lake cottages grew in stages, where newer roof planes meet older low-pitched roofs with limited ventilation. We check eaves, flashing, and ceilings for ice-dam staining, plus block crawlspaces for vapor barriers, dry rim joists, sump discharge, and insulated water lines.

  • Additions, Setbacks & Two-County Rules

Because Wamplers Lake splits between Norvell Township (Jackson County) on the north and Cambridge Township (Lenawee County) on the south, zoning, lot coverage, and building permit records depend on which side of the county line the parcel sits on.

Public Sewer & Private Wells

A public sanitary sewer system installed in the mid-1990s serves most Wamplers Lake waterfront homes and helps keep the water clear, while drinking water comes from private on-site wells. Always verify sewer hookup, check for any remaining assessment balance, and run a fresh water test. For nearby homes on septic, see my Well & Septic Buyer's Guide.

Wamplers Lake Association (WLPOA)

Founded in 1920, the Wamplers Lake Property Owners Association works with Norvell and Cambridge townships, Jackson and Lenawee counties, and the Michigan DNR on lake preservation, water levels, and weed control. Individual subdivisions and back-lot parks may also have their own association rules and dock easements.
